OWNER'S MEETING
The highly anticipated Owner's Meeting is scheduled for January 23, 2015 at 4 p.m. The agenda is attached. This was mailed to all unit owners in December to your residence on record. This is your meeting, where you can speak up about anything and everything. Advantage Management will be chairing this meeting. If anyone wants a significant change around here, a quorum of unit owners is required at this meeting for a vote. Surprise us this year and show up!!!
GARAGE UPDATE
I have heard from Eileen Sullivan who is spearheading the Building I garage project, the beginning of February is now the new start date for HIB I garage doors. There are several unit owners in HIB I who still need to respond to Eileen with their garage information access. Two emails have been sent requesting this information. If you would like to have it sent again, send me a reply email and I will send you another one.
HIB II garages are complete, and several people have remarked on how nice the new doors look. They are a fabulous improvement over the old, rusted doors. Thanks to Don Robison for spearheading this project and Doug, Advantage Management and Chris Curtis, HIB II, for following through.
EASEMENT NORTH OF HIBISCUS
I have been in touch with the Developer of Tarpon Flats and requested the dead bushes to be removed on the north side of Bldg II. He has stated, within the next two weeks, his contractor is suppose to be arriving with a chipper/shredder to remove the dead debris, along with clearing more of the pathway. Don't be alarmed by the few stakes extending further into our property. These sticks are positioned south of the pathway indicating the pathway in the dense vegetation which needs to be removed. Please do not remove these sticks.
UNIT II-801
We are in the final stages of the repair process in order to place it on the market to rent on a annual basis. We do anticipate putting the unit on market for sale too, but it could take quite a bit of time to process it, if even possible. Unfortunately, with this unit, so much is unknown, until we try. This has been a very, very unusual endeavor and a huge grrrrrr project.
DON ROBISON
I would be amiss if I didn't thank Don Robison for all of the years he has put in for the Board and the BC II Building Committee. He has officially turned in his keys. I hear from people he seems much happier. Please stop to thank him for his well deserved, non-paid/no benefit, retirement from Hibiscus.

This particular form allows Advantage to contact unit owners via email, which could become extremely valuable in times of a disaster. Advantage will not have the time to reply individually to hundreds of phone calls, but could send out a mass email with updates.

Thanks and goodbye to Rick Schneider, II-803, a Board member who was instrumental in setting up and maintaining our new website for the past couple of years. Rick and Donna will be leaving our community soon, but will still be a stone's throw from us. We will miss both of them, especially Donna's smiling face in 100 degree heat, who has spent many hours planting, trimming and watering flowers around Building I & II. Anyone in Bldg II who has a green thumb and has an itch to volunteer, please contact Donna so that she can pass along her valuable gardening knowledge.
Thanks to Yuergen Boehmke, HIB II-103, for following in Rick's footsteps to maintain our website for the next hundred years or until he passes. Hopefully, it will be 100 years.

Truly it can be a very satisfying, however, contrary to popular thinking, there is no monetary pay.

The first hearing was held on 1-6-15 for a proposed 400 room condo/hotel at the beginning of Shore Winds Drive (next to Aquanique.) Honestly, it has been a thankful job, which is unusual. I could not have done it without the input of the current Board Members: Marta Ferguson, Eileen Sullivan, Tim Grose and Rick Schneider. As always, a board majority was required for all decisions except for my leaving! Your input was valuable and welcomed.
Our community has come a long, long way in coming together with the help of the internet, volunteers, and great neighbors. Here's to 2015, may it be a peaceful one free of storms in many ways.

Hurray, turtle time is officially over, so lights on, curtains open, no restrictions. And once again, we have had a very calm year, as far as the weather goes, which deserves the biggest hurray. Can't say that about the early polar vortex hitting the north right now, brrrrr.

EMAIL CONSENT FORM - We will be making a push for this form to be completed by all unit owners. This is included in the Advantage mailing, as a separate attachment to this email, and on our website.
CONTRACTOR GUIDELINES - As a reminder, please complete and submit this form before any remodeling work is done in your unit. A current up-to-date form is located on our website.
APPLICATION FOR SALE/LEASE - As a reminder please insure when submitting the "Application for Sale/Lease" to attach all of the required forms for processing.
WEATHER STATION - At the most recent Board Meeting, a motion was made and passed, to move forward with a weather station to be provided and installed on the pool house by Yuergen Boehmke, II-103. This weather station will be tied into our website. Thank you Yuergen.
POOL FURNITURE - New pool furniture is on order and should be here by mid-December. On order are 24 lounge chairs, 12 dining chairs and 3 tables. In order for the pool furniture to last longer, there are a few considerations we are asking of everyone. When the lotions come in contact with the chairs, the sun bakes the oils into the plastic, which discolors the straps and weakens the plastic over time. LOTIONS/SPRAYS/ETC - Please direct your spray-on lotion away from the new furniture, (and away from other unit owner's!) Also, please lay a towel on the chairs before using them. You will also note we now have child-preventive locks on the gate, but looking at people's quizzical look staring at the lock, it appears to be adult-preventive too. If you pull up on the top knob, it will open the gate, promise. Thanks to Eileen and Marta who are volunteering their time to make your pool area beautiful before most of you return.

UPDATE FROM OUR BOARD PRESIDENT, LINDA HAMILTON
Dear Everyone:
GARAGE DOOR UPDATE - Okay, go ahead and shoot me, but if you do, you will be the first in line to be President. We have been diligently working with the garage door contractor on finalizing the contract for quite some time, literally. We are sorry for any inconvenience this may have caused you, but it has caused me the same inconvenience as a unit owner, and extreme inconvenience as your President. If you tuned into the Board Meeting last week, you would have heard our discussion about pursuing other contractors at this time. That being said, there is no actual start date as of now, so call me and we can commiserate together. grrrrrr!
UNIT II-801 - The Association has received the title on this particular unit, which has been vacant for six (6) years. Yes, six years. We did not receive a clear title on this unit due to the original mortgage. This is new territory for the Association, and we are pursuing any and all of our legal options at this time.
LEASE APPLICATIONS - PRIOR AND LONG-TERM RENTER RENEWALS - We have heard from several unit owners requesting clarification on whether their long-standing or repeat renters should complete the Hibiscus By The Sea Application every year. At last week's Board Meeting a motion was passed to have ALL renters, new or prior, complete a new Application for each rental term and submit it with the application fee and copy of the lease, whereupon a credit check will be performed. Please note this information is kept private. We realize this creates extra paperwork, but in order to be non-discriminatory, we must follow an "all or none" principal, and "all" protects your community.
INSURANCE 2014/15 - Your insurance needs have been taken care of again by your very diligent volunteer Insurance Committee Chairperson, John Teerman. With your Building Committee's input and thorough examination of policy offerings, they recommended to the Board to stay with Citizen's Insurance Committee for the upcoming year. All the required forms for your mortgage company will be posted on the website when received. I just received an email yesterday stating the Flood Declaration Pages for 2014/15 are now on-line. We are grateful to John for the time he spends in acquiring the necessary information needed to make an informed decision. Please bombard John's email with your thanks at "jteerman@sbcglobal.net"
EASEMENT PROJECT - The developer, always the optimist, is still waiting for County approval, which he hopes to have in the next few weeks. Soon after, he hopes to begin the project.
MUNYAN RAILING PROJECT - BLDG II - Rain, rain, go away, come again another day. It seems this project has been delayed due to all the rain Florida has had this past month. We are looking at September now for this project to begin.
CLOTHES WASHER - Due to malfunctioning parts on a washing machine, it is possible you may think your washer is off, when indeed it isn't. We are asking that you please do not start your washer and walk out, and if it has been started to make sure the cycle has been completed and it is off. Even better, it is suggested to turn off your washer water valves when the cycle is completed. We realize this is an inconvenience, but not as much an inconvenience to have your unit flooded or your neighbor's unit flooded. In any case, when you leave your unit for a weekend, week or month, or whatever, PLEASE TURN OFF YOUR WATER AT THE MAIN VALVES. Thanks.
BBQ GRILL - The grill seems to be a popular attraction. Please be considerate and after each use, burn off the food remnants left behind by turning the grill to high for a minute or two and then use the grill brush, which is inside the cabinet, to clean the grates.
I have had a busy summer traveling to Alaska, helping the kids, major landscape renovation at home, and working on the rentals. I wonder where I had time to raise three kids years ago. I thought my life was going to be simpler, but no way. Hope this finds all of you well, and if not well, in a good stage of recovery.

He spends a considerable amount of time insuring all documents are processed and submitted. This may be a decisive year for Hibiscus, especially HIB II, where other insurance options may be considered, due to the ever-increasing insurance costs staying with Citizen's Insurance. Both buildings will have an insurance meeting to discuss these options. We urge you to attend or call in to voice your opinions on whether or not to change carriers and the risks involved. Your voice matters!
My husband and I are leaving July 1st for a trip to Alaska for two weeks, so if you don't hear back from me that is why. Heading to where it is cooler. Even though they evacuated several hundred people from Denali Park due to flooding Thursday, we were informed our white-water rafting trip should involve better rapids now, woo-hoo. It was a bucket list item!

This is a joint letter from Advantage Management and Hibiscus By The Sea Board President.
RICK SHAWVER’S NEW POSITION – The Board wishes to announce that Rick Shawver has been appointed the new General Manager of Advantage Management Company. Yes, this means Rick will no longer be our personal day-to-day Advantage Representative, but we have been assured, he will be on-site to train our new CAM, in addition to, being very available during this transition period for the rest of the year. OPEN GARAGE DOORS - It has been noted more garage doors have been accidentally left open, especially overnight. I know several of us just reach in and press the "close" button on the door opener if we see an open door (especially if we know that person is not here.) If you are using your keypad, and accidentally put in an incorrect code, please check around to make sure you didn't open someone else's garage, (it does happen.) If your garage door seems to be open often, and you haven't opened it, it might be time to change your code. Instructions are on-line. (In Bldg I they are also located in the mail room plastic tray next to the mailboxes.)

IMPORTANT UPDATE ON HIBISCUS GARAGE DOORS:
This year both buildings will
be involved in replacing the existing, rusted garage doors starting sometime in
May/June. This large project will require a lot of coordination,
cooperation and patience on everyone's behalf. This is the first of
several informative emails you will receive, and probably the most
important.
We are asking those unit owners who are here now and do not plan on returning till the next winter season, to do the following before you leave. If you live here semi-permanently or permanently, this notification serves as a reminder to have these steps completed before you leave for your other residence or go on vacation.
TIMELINE FOR PROJECT TO BEGIN - Middle of May or June 2014. TIMELINE FOR PROJECT TO END: In a perfect world, we would tell you one month; but this is not a perfect world, so we can only guess it may take 2-3 months. And as always, weather permitting is a key factor. Management will provide us with updates when it gets closer to the time, and hopefully we can pinpoint what building will be done first and so on.
1. It is anticipated the garage door installers will need a clearance of 24" behind the end of the top two-side ceiling metal railings going towards the front of your garage door to install the new tracks and door. We are asking unit owners to move anything in this area towards the rear wall of your garage. This would include any ceiling hanging kayaks, wood frames, shelving on the sides, hanging brackets, chairs, whatever, etc. If your shelving is 24" back from the end of the ceiling mounted railings, it will not have to be removed.
2. If you leave a vehicle here year round, please make sure the caretaker of your unit has access to your key, so your vehicle may be moved out during the installation of your garage door. If you leave your car battery hooked up to a charger, please inform your unit caretaker on how to disconnect and reconnect the charger.
3. If you have anything of value in your garage, you might want to consider bringing it inside your unit before you leave.
4. If you have a spare key for your unit in your garage, you might want to consider removing it till the project is complete.
5. Existing door openers will be reconnected.
6. For those of you with an automatic door opener, there is an emergency release built into the existing garage doors, which will allow us access to your garage. (I bet you had no idea how easy it is to get into your garage, now you do.) Please make sure this cable is not tied to anything. If you have a lock and key on your garage door (and no opener,) please make sure your caretaker has the key to your garage.
7. We will be obtaining a separate quote for unit owners to purchase a door opener and exterior key pad directly through the contractor. The Association will not make these arrangements, nor accept any monies for this option.
Some of you are wondering why the old tracks cannot be used. Unfortunately, garage door tracks are made for the panels and weight of a particular garage door.
We are sure there will be more questions that need to be answered, (especially when this goes out), and we will do our best to communicate with all of you via email.

Rick Shawver has advised us he has received a quantity of ten (10) balcony lights for unit owners to purchase and replace their existing balcony light. These are located in the HIB Office in Bldg I. Please see Rick, Doug (our new CAM), or Jose about purchasing one of these lights.
Both the cost of the light fixture, $58, and the installation, is the responsibility of the unit owner. Please make your check payable to "Hibiscus By The Sea."
I hope the picture of the light above shows up in your email.
You will note our existing balcony lights are square and the new ones are round (we could not find square ones.) The key factor is the faceplate on the wall...the new fixture's wall faceplate is approximately the same size of the wall faceplate on the existing fixture, which is a good thing, considering Building I was just painted. After installation, it is a good idea to caulk around the edges of the faceplate.
Another difference...the existing fixture is metal and the new one is polycarbonate, so you should not have to worry about peeling paint down the road. (FYI...I went to a condo development next door, who had a shorter version of this light fixture, and used a Magic Eraser to clean off some marks and it worked great.)
This board-approved light fixture is the only type of replacement fixture permitted on your balcony. If your light fixture is dangling by the wires, it is time for a new one. If the paint is peeling on your fixture, and you do not wish to sand and repaint, it is time for a new one. Installation instructions come with the lights, so if you are a DIY, make sure you have your electric off.
TURTLE SEASON - As a reminder it is turtle season and all ocean-front balcony lighting should be off during this time, no matter what colored bulb you have.

Turtle Friendly-Lighting Season BEGINS TODAY, FRIDAY, March 1st and ENDS November 15th of every year.
For millions of years female sea turtles have been coming ashore to lay their eggs on beaches. In the past the hatchling turtles were guided to the ocean by an instinct to travel away from the dark silhouettes of the dune vegetation and toward the brightest horizon which was the light from the sky reflecting off the ocean. In present times however, many coastal areas are highly populated. There are many artificial lights near the beach that can deter females from nesting and disorient hatchling sea turtles. The hatchlings travel inland, toward the artificial lights, where they often die from dehydration, are preyed upon by fire ants and ghost crabs, or sometimes crawl onto the road where they are run over by cars.
In order to bring the property into compliance the following modification is necessary:
· If you see an injured or dead sea turtle, call the Florida Fish and Wildlife Conservation Commission 1-888-404-FWCC (3922) or *FWC from your cell phone. Please be prepared to answer the following questions: What is the exact location of the animal? Is the turtle alive or dead? What is the approximate size of the turtle? Is the turtle marked with spray paint? (This indicates that the turtle has been documented.) What is the location of the closest access point to the turtle?
· Avoid going to the beach at night. If you must be on the beach at night, limit your walking and do not use flashlights or flash photography. The light may cause the female to abort the nesting process, or other sea turtles nearby may be discouraged from nesting if there are lights on the beach.
· While enjoying the beautiful beaches during the day, avoid disturbing marked sea turtle nests, and please take your trash with when you leave the beach.

The Board of Commissioners can levy a fine of $250/day for each day the violation continues past the date set for compliance, which was yesterday, February 28, 2014, in addition to, a $500/day for repeat violations.

To reduce spillover from indoor lighting move light fixtures away from windows, apply window tint to your windows that meets the 45% inside to outside transmittance standards for tinted glass or use window treatments (blinds, curtains) to shield interior lights from the beach.
- Turn off outside patio lights. Lights disturb nesting sea turtles and hatchlings. Please note, this does not apply to light fixtures on balconies facing west with a low wattage bulb.
· If you see an injured or dead sea turtle, call the Florida Fish and Wildlife Conservation Commission 1-888-404-FWCC (3922) or *FWC from your cell phone. Please be prepared to answer the following questions: What is the exact location of the animal? Is the turtle alive or dead? What is the approximate size of the turtle? Is the turtle marked with spray paint? (This indicates that the turtle has been documented.) What is the location of the closest access point to the turtle?
· Avoid going to the beach at night. If you must be on the beach at night, limit your walking and do not use flashlights or flash photography. The light may cause the female to abort the nesting process, or other sea turtles nearby may be discouraged from nesting if there are lights on the beach.
· While enjoying the beautiful beaches during the day, avoid disturbing marked sea turtle nests, and please take your trash with when you leave the beach.

For those of you who wish to read more technical information, I am attaching the St. Lucie County Ordinance. I wonder how many will read this one, hmmmmmm. If you do, you will be appointed our official "Hibiscus Turtle Friendly Ambassador."
If you rent your unit, please forward this e-mail to your renter and insure you advise any guests who may be using your unit. The Board of Commissioners can levy a fine of $250/day for each day the violation continues past the date set for compliance, which was yesterday, February 28, 2014, in addition to, a $500/day for repeat violations.

Please be advised due to a St. Lucie County Fire Department Ordinance, no items are allowed to be kept in the stairwells, this even includes floor mats. As stated in prior emails, we could be fined for violating the Fire Code. Please remove all items in stairwells as of next Wednesday, December 11, 2013. Due to the safety and concern of all unit owners, Management has informed us they will begin to remove and dispose of items in the stairwells after this date.

Please be advised it is still important for you to place all your newspapers inside a secure bag before sending it down the trash chute and/or placing it in the recycle bins. Imagine the high winds grabbing your newspapers out of the dumpster or recycle bins, when they are lifted overheard and dumped into the trash truck. This creates additional work for our maintenance personnel who have to pick up the extra trash around our property.

As you know the Building II lobby underwent extensive
renovation this past year. Karen Kane
Interiors and Golden Age Living, LLC, were awarded the "2013 Commercial
Construction less than 10,000 square Feet Laurel Award," for this
renovation. This award recognize
outstanding architectural design, interior design, marketing and sales efforts
in the home building industry in Northeast Florida. The Treasure Coast Home Builder’s Association
sponsored the event. Picture attached shows Wanda Gozdz receiving the award
from Bob Cenk and Cindy Hall, Chair & Co-Chair of the Laurel Award Event. The Committee members were Wanda Gozdz, Nancy
Klein, Karen Robison and Mary Ann Wulpern.

You will note quite a bit of landscaping has been done this year to our grounds. Salt tolerance, temperatures, water restrictions and winds were considered in selecting these plants. We have heard many of your requests for color, disguising electrical equipment, and filling in where plants have been taken out and never replaced. We worked on accomplishing your requests, but unfortunately we have had extreme and unusual high winds in the past month, which have had an effect on some of the plantings. Some of the .99-cent flowers didn’t make it. It might take a month for some of the other plants to come back. There was an area by the front entry gate, which had an erosion problem, and has been taken care of now too (pictures attached, and yes the white irrigation pipe used to be 12" underground. Thanks to those who made it a prettier place to live - Mary Kelly, Donna Schneider, Rich Marotta, and a kind, older gentleman who wishes to remain anonymous, but I think most of us know who you are (thanks for watering!)
Thanks to the following individuals for decorating the lobby for the holidays: Marta Ferguson I-1003, Nancy Dunne I-403, Eileen Sullivan I-903, Barbara Redmond I-904, Nancy Manning I-902, and Mary Pat Archer (Eileen's friend) who jumped into the holiday spirit with music, candies and cookies! I would tend to think there might have been some glasses of wine too before, during or after, or maybe all three! The picture of their beautiful tree is attached. To the right is another Christmas tree which is part of the many holiday decorations added throughout the lobby by Building II volunteers. Nicely done!

I am sure when he first started as a Property Manager many, many years ago, he never thought he'd ever have to deal with all the women on the Boards throughout the island. Your mother taught you well; we are indebted to her, and continue to remember her spirit and soul through you.
